What reaches you

No capital gains tax: on these figures you are not selling for more than you paid.

The number above is the easy part

The expensive part is the mandate you are about to sign: by default the commission is owed the moment you accept an offer, months before you are paid, and owed even if the sale then collapses. One line changes that, and it is not a line they will suggest.

What the seller's file contains

After you have signed

You can owe the agency money even if you do not sell

The mandate you sign has a line in it called penale. It says what happens if an offer comes in at the price you asked for and you say no. What you owe is usually around 90% of the commission: if the commission was €9,000, that is €8,100 for turning it down.

And here is the part nobody points out. If halfway through you agree to drop the price, you drop that line with it: from then on a lower offer counts as the right one too, and refusing it costs you. Every time you come down, you widen what you can be charged for.

What your own mandate says we cannot tell you: that figure is the one you agreed when you signed, and it is different at every agency. What we can tell you is how they get you to come down, move by move.
