The tax office publishes an official price range for every zone of every Italian town, and updates it twice a year. Almost nobody buying from abroad knows it exists. Put a listing in and see where it sits.

€788
per square metre
Official range for this zone
€470 – €620
per square metre, 2025 H2
For that floor, in that zone, the expected price is €545 per square metre — a middle floor.
Floor-by-floor adjustments from the trade experience of someone who works in the property business, not a market statistic.
In all, 306 homes changed hands in Vibo Valentia during 2025. Of those, 74 measured 50-85 m².
Above the zone
27% above the top of the range.
This price is higher than the official range for the zone. That can be entirely justified — a top floor, a view, a recent renovation — but it is an extra, and you should know what you are paying it for before you offer.Worked out on the rents the tax office publishes for this same zone, against the price being asked — not against what the zone is worth. Paying above the range does not raise the rent you can charge.
Gross is the flattering number. Tax, property tax, service charges and maintenance all come out of it before anything reaches you.
Not a suggestion about where to buy. A zone costs less for reasons — the quiet, the school, how long it takes to reach the station — and we do not know yours. This is simply the comparison anyone would make with the figures in front of them, and that nobody hands to a buyer from abroad.
Worked out on the official range for an ordinary flat in normal condition, zone by zone. Differences under five square metres are left out: they are noise, not a choice.
Whatever you end up agreeing, taxes, notary and agency land on top of it. Work out yours before you make an offer.
The tax office measures the walls in, a balcony at about 30%, a cellar at a quarter to a half. An Italian listing measures commercial surface and is more generous with all three, so the same flat comes out bigger on the listing than in the official figures. Put the listing's number in this box and the price per square metre lands lower than it really is — which makes the asking price look better than it is. The visura catastale carries the surface calculated the official way; if it is an old visura and the figure is missing, a surveyor works it out in an afternoon.
