What not to say

€5

The moves that will be used on you at the viewing, what each one is really doing, the sentence that ends it — and the two clauses the offer form itself admits are against you.

You have a viewing booked and you would rather not be the easiest person in the room.

What is in it

When they ask how high you could go, what do you say?

From the open house where you turn out to be the only one, to the question that quietly takes your ceiling.

They tell you «there is another offer». What do you say, without going up?

Not a theory of negotiation: the words to say, and why they work.

Why does the form make you sign twice in the same place?

The law makes the form list its own worst terms above that second signature. Your reading is already done for you — and so is the question about what happens if the bank says no.

What €5 is, next to your other numbers

We would rather show you the arithmetic than tell you it is good value.

  • < 0.01%of the price you are about to pay (€250,000)
  • 1%of the cheapest surveyor’s check, on its own (€500)
  • 0.04%of losing your deposit, at the smallest figure it can be (€12,500)

Worked out on a €250,000 purchase, because you have not run your own figures yet. Every comparison uses the number that flatters us least: the cheapest surveyor, the smallest deposit you could lose.

How it works

  • In your language, with the Italian beside it: the clauses, the messages and the phrases to use with the notary and the surveyor are written in Italian, ready to hand over.
  • Every figure carries the source it comes from and the date it was checked, so it can be verified line by line.
  • It is built to be put in front of a surveyor or a notary: it tells you what to ask them, and what a good answer sounds like.
