Can I afford it
€39
The running costs nobody adds up, and every trap that applies to you — not the three we showed.
You have found a house and want to know what it really costs to own, before you get attached to it.
What is in it
Keeping that house running: what does it cost you every year?
Property tax, waste tax, insurance and the maintenance an old house actually needs — worked out for your case, not an average. Building charges we do not guess: we tell you who has the real figure.
How much must be in your account months before the keys, not on the day?
Registering the accepted offer, and the 0.5% on your deposit. Cash you need months before you get the keys.
We showed you three traps. Which are the others that apply to you?
Not three. The full check against a catalogue of documented traps, each with the countermeasure and who is qualified to verify it.
A real extract
This is not a mock-up
The figures below come out of the same code that produces the report. They are run on the case we see most: a €250,000 first home in Tuscany, cadastral income 600, bought with a €150,000 mortgage by someone from outside the EU. Yours are worked out on your own answers.
What it costs you every year
- Property tax (IMU)€0
- Waste collection tax (TARI)€325 (estimate)
- Home insurance€325 (estimate)
- Redecorating, spread over the years between one and the next€267 (estimate)
- Every year, before you have slept there once€917
No property tax (IMU) if it is your main home — registered residence and actually living there — unless it is in the luxury categories A/1, A/8 or A/9. If you rent it out or live elsewhere in the same town, count about €1,008 a year.
Building service charges are not in this total, on purpose: they can be nothing for a detached house and thousands a year in a block with a lift, central heating and a porter. The real figure is in the administrator's last year accounts and this year's budget — ask for both before you make an offer.
Every risk that applies, not three
The free calculator shows you four and blurs three of them. This case matches 10, each one with the countermeasure and the profession qualified to check it. Change one answer and the list changes with it.
- Losing the first-home tax rate you just claimed
- Losing your deposit if the mortgage is refused
- Moving your money into Italy takes longer than you think
- Two five-year deadlines, not one
- What can be registered against the house while you wait
- A power of attorney Italy will not accept
- Cash payments above the legal limit
- The declaration nobody remembers to file
- Never let the agency hold your deposit cheque
- Signing a deed you cannot read

What €39 is, next to your other numbers
We would rather show you the arithmetic than tell you it is good value.
- 0.02%of the price you are about to pay (€250,000)
- 7.8%of the cheapest surveyor’s check, on its own (€500)
- 0.31%of losing your deposit, at the smallest figure it can be (€12,500)
Worked out on a €250,000 purchase, because you have not run your own figures yet. Every comparison uses the number that flatters us least: the cheapest surveyor, the smallest deposit you could lose.
How it works
- In your language, with the Italian beside it: the clauses, the messages and the phrases to use with the notary and the surveyor are written in Italian, ready to hand over.
- Every figure carries the source it comes from and the date it was checked, so it can be verified line by line.
- It is built to be put in front of a surveyor or a notary: it tells you what to ask them, and what a good answer sounds like.
